Terms of Use
Skyo Properties is an authorized marketing and sales partner for 108 Tower, a RERA‑registered commercial project developed by Krisala Developers in Balewadi, Pune. These Terms of Use govern your interaction with Skyo Properties regarding 108 Tower. They do not replace or supersede the official project terms issued by Krisala Developers. By engaging with us, you acknowledge and accept the terms below.
1. Role of Skyo Properties
We act as an extension of the developer’s sales team. Our responsibilities include:
- Information dissemination: Providing accurate project details, brochures, floor plans, and pricing (as shared by Krisala Developers).
- Site visits & consultations: Arranging physical or virtual tours of 108 Tower.
- Booking facilitation: Assisting you in completing the reservation process and submitting documents to Krisala Developers.
- Post‑booking support: Coordinating with the developer on your behalf for any clarifications.
We are not the developer – all final allotments, agreements, and possession are the sole responsibility of Krisala Developers. Any binding commitment arises only after execution of the official Agreement to Sell with the developer.
2. Project information & accuracy
Skyo Properties endeavours to share only verified information received from Krisala Developers. However, project details (specifications, pricing, amenities, possession timeline) are subject to change by the developer due to regulatory approvals, market conditions, or force majeure. We recommend that you:
- Verify the current RERA registration status on the MahaRERA website.
- Review the approved plans and agreements directly with Krisala Developers before booking.
Skyo Properties shall not be held liable for any modifications made by the developer after information is provided.
3. Booking & payment process
- Booking amount: When you decide to reserve a unit, you may submit the booking amount via our assistance. All payments must be made directly to Krisala Developers’ official RERA‑designated escrow account. Skyo Properties never accepts cash or personal account transfers.
- Confirmation: A booking is confirmed only after Krisala Developers issues a written acknowledgement and allocates the unit. Skyo Properties communicates this confirmation to you promptly.
- Agreement to Sell: You will be required to sign the registered Agreement to Sell with Krisala Developers within the stipulated timeline. Skyo Properties facilitates the document exchange but is not a party to the agreement.
4. No fiduciary or agency authority
Skyo Properties is an independent channel partner and does not have the authority to:
- Alter the pricing, payment plans, or cancellation policy set by Krisala Developers.
- Make representations or warranties beyond those officially provided by the developer.
- Execute any legally binding contract on behalf of Krisala Developers.
Any special concessions, if offered, are subject to written confirmation from the developer.
5. Cancellation & refunds
- Initiating cancellation: You may submit a cancellation request to Skyo Properties, which we will forward to Krisala Developers within 2 working days.
- Refund processing: All refunds are processed solely by Krisala Developers as per their cancellation policy and RERA guidelines. Skyo Properties does not hold any refundable amounts.
- Our role: We assist in tracking your refund status and communicating updates, but the actual disbursal is the developer’s responsibility.
6. Communication & consent
By providing your contact information to Skyo Properties (via website forms, calls, WhatsApp, or email), you expressly consent to:
- Receive project updates, promotional offers, and event invitations related to 108 Tower and other Krisala Developers’ projects.
- Be contacted via phone, SMS, email, or messaging apps for service‑related communication.
- Have your information shared with Krisala Developers and their authorised service providers for booking and post‑booking coordination.
You may withdraw consent at any time by replying “STOP” or contacting our Grievance Officer. Withdrawal will not affect the legality of processing prior to removal.
7. Limitation of liability
To the maximum extent permitted by law, Skyo Properties shall not be liable for:
- Any delay or default by Krisala Developers in unit delivery, refunds, or other contractual obligations.
- Any indirect, incidental, or consequential damages arising from your use of our website or services.
- Inaccuracies in third‑party content, including developer brochures or RERA portal data.
Our total liability, if any, shall not exceed the amount of ₹1,000 (or the equivalent service fee earned from the transaction, if applicable).
8. Intellectual property
All content on this website – text, images, logos, videos, and brochures – related to 108 Tower is the property of Krisala Developers and used by Skyo Properties under license. You may not reproduce, distribute, or commercially exploit any content without prior written permission from the respective owner.

We acknowledge complaints within 48 hours and resolve them within 30 days as per DPDP Act guidelines.
10. Governing law & jurisdiction
These Terms of Use shall be governed by the laws of India. Any disputes arising out of or in connection with these terms shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra. This does not affect your statutory rights under RERA or consumer protection laws.
